Another beautiful week here in Phoenix, hard to complain about temps in mid 70’s, but I’m still going to whine about the fact we had about 8 days of ‘winter'. I’m grateful we don’t have to deal with 47” of snow or trees exploding from the cold, but still, I have so many flannel shirts I like that I never get to wear. 🤣
I hope you’re taking advantage of the nice weather and getting outdoors.

REAL ESTATE NEWS
So far in January, the market has felt like it is more active, with an uptick in the number of homes for sale and the number of homes under contract. This is normal behavior following the holidays, I’ll be curious to see the actual data for the full month of January and see how it shakes out compared to past years.
After dipping below 6% two weeks ago, and reaching a three year low, rates have gone back up slightly, which was to be expected.

Curious what your rate would be in today’s market? Reach out to my lending partner, Aaron Alvarez with West American Mortgage, at (602) 705-9835.
MY LISTINGS

I listed a 2 bed, 2 bathroom condo in Sun City Phase 2 last week, and it is a unique opportunity. This unit had a fire in 2018 and was torn down to the studs before being rebuilt, so it was basically brand new inside when my seller purchased in 2019. All the charm of 1970s Sun City, without all the deferred maintenance hassle.
See all the details here: 13618 N. 108th Drive, Sun City, AZ 85351
Listed for sale at $240,000

Off market opportunity in Phase 2 of Arrowhead Ranch. This is a great start home, available at just $450k in one of the best communities in the NW Valley. Newer roof on this 3 bed, 2 bathroom single level home.
See all the details here: 7598 W. Wikieup Lane, Glendale, AZ 85308
DEAL OF THE WEEK

Tired of the summer heat here in Phoenix? Have you tried coating your entire house in spray foam roofing? Could be the move…
This house is heavily damaged inside, and is a good candidate for redevelopment. I had to share, because even after 27 years in real estate I continue to see things I have never seen before, and make me wonder what they were thinking.
This property is zoned multi-family and is listed for $165k, and it feels like a good fit for a duplex.

Referrals are the backbone of any realtors business, and mine is no different. Many of you have sent your friends & family my way over the years, and it is always fun to get that call ‘they said you’re the best, so I’m calling to get your help!’
If you know anyone thinking of buying or selling in 2026, I’d love the opportunity to connect with them and see how I can help.
COOL HOUSE OF THE WEEK

Housing affordability is a hot topic lately, which got me thinking, how much house can you really get for $35 million? Turns out it still gets something pretty special 😎 🤣

ARIZONA TRIVIA & HISTORY
Last week’s trivia question was ‘What major factor helped fuel Phoenix’s massive housing growth after World War II?’
The correct answer was: Affordable land & air conditioning.
After World War II, Phoenix’s housing boom was powered by a simple but powerful combo: affordable land and air conditioning. With plenty of wide-open desert keeping home prices low—and the spread of residential A/C making year-round living comfortable, Phoenix suddenly became a realistic place for millions of Americans to settle, work, and retire. That one-two punch helped transform the Valley from a small desert city into one of the largest metro areas in the country.

SHOULD WE MOVE HERE?

An agent friend of mine is a specialist for the areas of North Alabama, and I saw a video he did about this listing in Decatur. I haven’t ever been to Alabama, but I’ve seen him talking about it for years now.
This home is a 4 bedroom, 2.5 bathroom that has over 2,700 square feet with a .41 acre lot and a swimming pool. It is only listed for $352,000.

ARROWHEAD HIKING CLUB

The Arrowhead Hiking Club was created for people in the Northwest Valley who enjoy getting outside and exploring our local trails. For 2026, we are launching the Summit Challenge, a simple, fun goal built around hiking some of the best mountains close to home, which can be completed throughout the year.
The challenge includes eight different hikes to eight local summits, all in and around Glendale and the surrounding area. Each hike offers its own views, terrain, and sense of accomplishment, giving members a reason to stay active and discover some new trails you may not have experienced yet.
The 2026 Summit Challenge is about enjoying the desert, setting personal goals, and hiking alongside others who love the outdoors, one summit at a time.
Our next group hike is this Saturday, January 31st at 8am. We will be hiking the Deem Hills Ridgeline Trail.
Learn more about the challenge & upcoming hikes at our website.
This club is meant for everyone, from seasoned hikers, to out of breath beginners like me. So if you want to hit the trail and enjoy the outdoors, check out our website at ArrowheadHikingClub.com or find us on Facebook.
My cousin came to town from Knoxville, Tennessee last week for the Barrett Jackson auction in Scottsdale. We saw thousands of cool cars and did lots of touristy stuff in Sedona & Jerome, ate too much and may have had a few dad sodas too. 😎
