PRO TIP: If you find yourself out in the heat and need a quick reprieve, most Circle K convenience stores have a walk-in beer cooler. 30 seconds in there will cool you right off!!

Deal of the Week

As the number of homes for sale here in Phoenix continues to rise, the market begins to present some amazing opportunities. I’ve said it before, but the best opportunities I’m seeing are brand new homes.

I have a client looking at some spec homes at a K. Hovnanian subdivision and they are offering some spectacular discounts & incentives.

One of the homes we looked at is priced at $579,900 and they are offering 2% of the price towards your closing costs, plus they are willing to buy down the interest rate to 4.5% on a 30 year fixed rate loan. That is 1.5-2.0% lower than average for most well qualified buyers.

The other interesting thing on this house is they are also offering a ‘special cash price’ of $535,000. So if you pay cash, you can get a $45k discount. If you look at it the other way, the builder is willing to pay $45k of incentives to get you to pay the finance asking price of $579,900.

Ask for that kind of discount or incentive on a resale right now, and I am certain you won’t get it.

Cool House of the Week

This house is in one of my favorite neighborhoods in all of Phoenix. Pinnacle Peak Vistas is located at Pima Road, just south of Pinnacle Peak Road, and it has an amazing combination of being just close enough to town, but still has the feel of the desert neighborhoods much further north in Scottsdale.

One of the best parts is how the area increases in elevation as you go north from the Loop 101, which leads to some breathtaking mountain & city light views at night from this community.

I sold the house next door to this one as they were beginning construction on this property back in 2021. They just lowered the price, which is now $1 million less than the original list price, so it’s basically free now.

Interest rates have remained about the same the past couple weeks.

My Listings

This twin home in Sun City is officially on the market. It is located near 99th Ave & Greenway Road and is ready for showings! It has fresh paint and brand new carpet, plus a previous owner upgraded the kitchen and both bathrooms with custom tile step in showers. It also has a newer AC unit & hot water heater. It is listed for $280,000.

Looking to be in Arrowhead Ranch, but don’t want to break the bank? This home in Phase 1 is the least expensive 4 bedroom in the community.

Does it look like it is straight out of HGTV? No, but it has a newer roof and newer AC, and it is super clean and move in ready. We just lowered the price to $489,900.

This listing in Sun Lakes in Chandler, was a bit different than how I normally showcase a property to the market. This one was an inherited home and the sellers are out of state and unable to move out the furniture, let alone make any improvements.

This one finally sold. The lowest priced sale in Sun Lakes this year, but that price is reflective of the condition of the property. It is always best to prep a home for market if you want to get top dollar, but sometimes that just isn’t possible.
