Rain & a 14 car garage

It seems winter has come early! Well, 73 degrees feels like winter in September I guess.

Sure looks like we’re in for some wild weather this fall & winter thanks to the Super El Niño. Perhaps this will mean a small step towards the end of our forever drought.

Wild times in the real estate market as well, with mortgage interest rates continuing their roller coaster ride, which seems to go up most days the past few weeks.

It may be the most common sentence in real estate right now, and it’s understandable. A lower mortgage rate can make a meaningful difference in your monthly payment. The problem is that nobody knows exactly when rates will drop, how far they’ll fall, or what the housing market will look like when they do.

If rates make a significant move lower, some of the buyers currently sitting on the sidelines could jump back into the market. That could mean more competition for homes, fewer seller concessions and potentially less negotiating power. In other words, waiting for a better interest rate doesn’t necessarily guarantee a better deal.

What it means for buyers: Don’t buy simply because you’re afraid of missing out, but don’t put your plans on hold solely because you’re waiting for the “perfect” rate either. If you find the right home at a payment you’re comfortable with, today’s slower market may offer negotiating opportunities that could disappear if buyer demand picks up.

What it means for sellers: There are still buyers out there, but affordability is driving many of their decisions. Pricing realistically and being open to concessions can help your home stand out today. And if rates eventually move meaningfully lower, some of those sidelined buyers could return to the market.
