How’s the market?

How is the market in Arrowhead Ranch? Let’s look at some data from August 2025.

  • 35 homes sold in Arrowhead in August. This is an 94.44% increase from August 2024, which was one of the slowest months in recent years.

  • Price per square foot was $255.52 a 9.48% decrease from 2024.

  • The average sold price was $564,218 a decrease of 6.39%.

The first thing I thought when I saw the data was HOLY COW!! Average price when down $38k!!! A lot to unpack in this data, and some explanation on what caused it and why the sky isn’t falling.

The first thing is, August 2024 was one of the slower months in regards to sales, and August 2025 was one of the busier months we’ve had in a while. Having twice as many sales isn’t as extreme as it may seem, but still it is a good sign that the market is active.

The $38k drop in average sold price was a bit alarming, but I looked at the data in more detail and here is what I found. In 2024, 9 of the sales were $600k or less, and in 2025, 26 of the sales were $600k or less. To me, this points out that the lower price points are more active and more homes are selling, and this drop in average price is not necessarily an indicator that prices are falling.

What about the drop in price per square foot though? Homes selling under $600k, are likely not as upgraded as homes above that price point, which would in turn lead to a lower price per square foot price.

Let’s have a look at what happened in the Phoenix market in August.

  • 3,639 homes sold in Metro Phoenix in August. This is an 5.57% increase from August 2024.

  • Price per square foot was $260.16 a 1.83% decrease from 2024.

  • Days on market was 73, a 23.73% increase from 2024.

Not quite the activity swing in the greater Phoenix market, as in Arrowhead Ranch, but seeing a similar trend.

Inventory of homes for sale has decreased from higher levels earlier this year. Prices remain about the same, but it is taking longer for homes to sell on average.

Interest rates are reaching lows we have not seen for some time, so it will be interesting to see what happens to the market and if activity sees a spike.

She’s gonna kill me for sharing this, lol.

My daughter Ava graduated from Mountain Ridge High School in May, and started the program at Penrose Academy in Scottsdale, where she is studying to become a hair stylist.

Aside from bragging on my kid a little bit, I’m sharing this because there may be an opportunity for discounted hair services in the future. So far her friends have been good about letting her use them as test subjects, but eventually she will be offering full services at the Penrose studio.
