Things are still pretty hectic around here, but we’re pushing through one day at a time.

I mentioned last week, my father broke his leg. He’s doing well and is making good progress at the rehab center, we’re hoping he can head home in the next week or two. It’s a bit of a wild story, but the crazy part is his x-ray. His femur basically snapped in half. 😲 Thankfully we can laugh about it now. 🤣

October Market Update

How is the market in Arrowhead Ranch? Let’s look at some data from October 2025.

  • 18 homes sold in Arrowhead in October. This is an 40% decrease from October 2024.

  • Price per square foot was $262.25 a 7.95% decrease from 2024.

  • The average sold price was $585,333 an increase of 2.05%.

The roller coaster for the Arrowhead Ranch market continues. The fourth quarter is typically slower, but I think the seasonality, plus uncertain economics for a lot of people has many potential buyers sitting on their hands, waiting to see if things will get better.

The small nature of the community size is a big reason for the swings in the number of sales, some months are slow, and some are busy. Some times I wonder why I track it, as there never seems to be any consistent pattern 🤣🤣

Let’s have a look at what happened in the Phoenix market in October.

  • 3,714 homes sold in Metro Phoenix in October. This is an 5.57% increase from October 2024.

  • Price per square foot was $262.16 a 1.71% decrease from 2024.

  • Days on market was 73, a 15.87% increase from 2024.

The data across the greater Phoenix metro area seems to be more consistent, and I believe is a better indicator of what is happening on a larger scale. Prices remain somewhat flat, as does the price per square foot. The market is just kinda, meh.

There will always be a certain number of people who need to buy or sell. I know a big portion of my business is those people who HAVE to sell or buy, which includes a first time home buyer, or an inherited property or investment property that is no longer wanted.

The market will continue to push forward, and in my opinion, will remain about the same unless we see a big spike or drop in mortgage interest rates.

Real Estate News

Rates took a bit of a beating this past week. The markets didn’t take too kindly to the Federal Reserve being on the fence about a potential cut in December, of the Federal Funds Rate. Since that announcement, we saw an uptick in all three major loan programs.

Here are today’s national averages for Conventional 30 year fixed rate, FHA 30 year fixed rate & VA 30 year fixed rate loan programs, from Mortgage Info Daily.

In late September 2023, Stephanie had to be in Boston for work, so we took advantage and I met up with her once she was finished. We spent a few days cruising through New Hampshire & Maine, and while we were too early for the fall colors, we discovered the small coastal town of Camden, Maine, and just fell in love.

I’ve been dreaming of life there since, and have been browsing home listings ever since. This one is just north of the idyllic downtown area of Camden, and is only a half mile walk to Sea Dog Brewing and their amazing crab rangoon dip!!

The Arrowhead Hiking Club is hitting the trails this week, on Friday, November 7th at 4pm, on the East Wing Mountain Trail.
