Higher Mortgage Rates, More Negotiating Power?

Nobody shopping for a mortgage is celebrating higher interest rates. But there's a potential silver lining: when borrowing gets more expensive, some buyers step back, which can mean less competition for those still in the market.

For buyers, that could mean more time to make a decision, fewer bidding wars, and a better chance of negotiating a lower price, repairs, or seller-paid closing costs. Of course, those opportunities depend on the individual property and local market. A well-priced home in a desirable neighborhood can still attract plenty of attention.

What it means for buyers: Don't judge the market by mortgage rates alone. A higher rate combined with a better purchase price and seller concessions could make for an attractive overall deal, provided the monthly payment fits your budget.

What it means for sellers: Today's buyers are watching every dollar. Pricing realistically and being willing to negotiate could be the difference between getting your home sold and watching it sit while competing listings attract attention.

Sherwin-Williams is bringing a little nature indoors with Celery, a fresh, green-inspired color that offers homeowners an alternative to traditional neutrals.

It's a reminder that a splash of color can give a room new personality, although sellers may still want to consider broader buyer appeal when choosing bold paint colors.
