REAL ESTATE NEWS

I have my license with My Home Group Real Estate, LLC, and it has primarily been a local brokerage, but last year they partnered with Fathom Realty which has a national footprint.

Yesterday, Bed Bath & Beyond, yes, the home goods company, announced they would be acquiring Fathom Realty, in an effort to create a more broad ecosystem for people purchasing homes, & beyond!! It is still a little unclear what this means for potential consumers, but I don’t think we’ll be mailing out 20% coupons.

More honesty, rates have gotten hammered since I last sent you this newsletter. The mess in Iran had just started, and it was begging to impact mortgage interest rates. They went from nudging under 6% to approaching 6.75% recently. There is hope that the official end to the conflict in Iran may help rates get better. We’ll see…

Arizona's "Sky Islands": Mountains That Rise Above a Sea of Desert

One of Arizona's most fascinating natural wonders isn't a canyon, a river, or even a desert. It's a series of mountains that scientists call "Sky Islands."

When most people think of Arizona, they picture saguaros, rocky deserts, and triple-digit temperatures. But drive into southern Arizona and you'll find something surprising: mountain ranges covered in oak woodlands, pine forests, and even aspens.

These isolated mountain ranges are known as Sky Islands because they rise above the surrounding desert much like islands rising from the ocean.

The concept is simple. The valleys between the mountains are hot and dry, while the higher elevations are cooler and wetter. As a result, each mountain range becomes its own unique ecosystem.

What's remarkable is how quickly the landscape changes. At the base of a Sky Island, you might be surrounded by saguaros and cactus. An hour later, after climbing several thousand feet, you could be standing in a pine forest where temperatures are 20 degrees cooler.

Some of Arizona's best-known Sky Islands include the Santa Catalina Mountains near Tucson, the Chiricahua Mountains in southeastern Arizona, and the Santa Rita Mountains, home to the famous jaguar known as "El Jefe."

The Sky Islands are also one of the most biologically diverse regions in North America. Black bears, mountain lions, coatimundis, elk, and hundreds of bird species all call these mountains home. Scientists have even documented wild jaguars moving through some of these remote ranges in recent decades.

For many Arizonans, Sky Islands offer an escape from the summer heat. While Phoenix may be baking under triple-digit temperatures, higher elevations can feel downright pleasant.

Perhaps the most fascinating part is that many Arizona residents have never heard of them. Yet these mountain ranges showcase a side of Arizona that surprises visitors and locals alike.

The next time someone tells you Arizona is nothing but desert, tell them about the Sky Islands. They may be one of the state's best-kept secrets.

SHOULD WE MOVE HERE?

We spent last weekend in St. George, Utah and stayed in the downtown area. It was really nice, despite being just as hot as Phoenix, and we liked the area. I think I could actually see myself moving to STG.

This home sits on the hillside and is just minutes from all that makes the area so attractive. Views go on forever in several directions.
